Description
These 28×16 house plans give you a modern lean house with 1 bedroom and 1 bathroom on one level, under a clean flat roof. The 28′ x 16′ footprint holds 448 square feet, and a pair of glass doors opens the living room onto a covered 28′ x 4′ front porch.
The layout is simple and easy to live in. The 15′-8″ x 15′-0″ living and kitchen space fills one side of the house, with an L-shaped kitchen in the corner, room for a sofa and a round dining table. The 11′ x 10′ bedroom sits on the other side, with an 8′ x 4′-8″ bathroom with a tub and a small laundry area right next to it.
The flat, low-slope roof sits at about 12′, and warm vertical wood siding, black trim and large black-framed windows give it a modern look that fits a mountain, lake or backyard lot. It is one small rectangle on a monolithic slab, so the framing is easy to plan for an owner-builder and simple for a contractor to price.
