In short
- All plans are digital downloads, delivered after payment.
- Each plan is licensed for one build by the buyer.
- Check local codes and permits before you build.
- Downloaded plans are generally final sale.
01Agreement
By using modernhouseblueprint.com or buying a plan, you agree to these Terms. If you do not agree, please do not use the site.
02Digital products and delivery
We sell digital house plans, cabin plans and related drawings as PDF files, with CAD files on selected plans. Files are delivered electronically after successful payment. No physical products are shipped.

03Product information
Each product page lists the plan’s dimensions, features, file formats and included drawings. Please review it carefully before you buy. We make reasonable efforts to keep this information accurate.
04Using your plans
Plans are licensed to the buyer for one build. You may print, share with your project team and modify them for that build, but you may not resell or redistribute them. Full details are in our License Agreement.
05Custom plans and modifications
Custom work follows the scope agreed before work begins. Extra fees may apply depending on the changes requested.
06Building codes and permits
Codes, zoning, engineering and permit rules vary by location. You are responsible for confirming local requirements. Buying a plan does not guarantee approval by any jurisdiction.
07Refunds
Because our products are downloadable files, refunds are generally not available after download, except where the law requires or where we decide an exception is fair. See our Refund Policy.
08Intellectual property
All plans, drawings, images and text on this site belong to Modern House Blueprint unless stated otherwise. Buying a plan does not transfer ownership of the design.
09Using the website
Do not misuse the site, attempt unauthorized access or interfere with how it works. Payments, hosting, analytics and email may be handled by third-party services with their own terms.
10Limitation of responsibility
We provide design documents, not construction services. You are responsible for deciding whether a plan suits your site, location, building method and local rules, and for involving qualified professionals where needed.
11Changes to these terms
We may update these Terms from time to time. Changes are posted on this page with a new “Last updated” date.
